Services

No two projects are the same. Every project is truly unique. This is one reason we love restaurants. As such, no typical scope of services will fit all projects. It is important for us to talk with you and understand what your needs are before providing you with a proposal outlining the specific phases and tasks that we feel is right for your project and budget. Nothing more. Nothing less.

ARCHITECT PHASES

1. DUE DILIGENCE
 This is where we gather information about the existing space prior to starting design. This includes reviewing existing drawings of the space and doing a site walk-thru to familiarize ourselves with the site, locate utilities, and document the dimensions of the existing space.  
2. Schematic Design (SD)

Design starts here. We meet with you to understand your vision, needs, expectations, etc. From that we start developing test fits of the floorplan as well as working with you to pull together inspirational images to help us further understand your like and dislikes from an aesthetic view but also layout and operations.

3. DESIGN DEVELOPMENT (DD)
With the design of the floor and ceiling plan as well as approved design elements, we take those and start figuring out some of the details. We also start coordinating with engineers, equipment vendors, and other consultants.

4. CONSTRUCTION DOCUMENTS (CD)
Here is where all design is set and we develop and produce signed and sealed drawings appropriate for submission for permit and for construction code analysis, finish plan and schedule, millwork details, construction details, ceiling plan and light fixture schedule, and all engineering drawings (as necessary).
5. CONSTRUCTION ADMINISTRATION (CA)
Once submitted for permit, the general contractor drives the project. We are here to support you and the contractor by reviewing submittals and shop drawings, reviewing and responding to Requests For Information by the GC, and doing site observation including Construction Control (when required).

OTHER SERVICES

1. Concept Design
Sometimes there isn’t a site yet, just an idea. We work with you to develop that idea to help you understand your program better, utility needs, and help to build the brand. Sometimes this is helpful when looking for a site or pitching to investors.
2. SITE/SPACE ANALYSIS

You’ve looked at a bunch of sites and you think you found the one but aren’t ready to commit to a full design contract, we will break out some of the typical services from Due Diligence including walking the space with and give you our professional opinion on things you may not understand or see (egress requirements, ADA Accessibility, sufficient utilities). Will the space need to be sprinklered and will you be responsible for that?

3. INTERIOR DESIGN
You may have a space you are taking over that was a restaurant but you want to make it your concept/brand. We help to select finish materials, create design elements, assist in sourcing furniture and give our recommendation on décor.
4. TEST FITS
Typically the initial part of the SD phase, Before you go too far with signing a lease you just want to make sure that how you hope the space will work, actually will. We will lay out a quick plan (FOH & BOH) to see if the space will work for you.

5. LANDLORD COORDINATION
We will review the Landlord Lords Work letter, lease outline diagram (LOD), tenant requirements, and tenant guidelines to help you understand what the landlord is providing and what will be your responsibility.
6. CONSULTING
Sometimes you just have some questions, need a little bit of assistance, advice, or recommendations. We are here for you!
7. PHOTOREALISTIC RENDERINGS AND WALK-THRUS
Need to impress investors or want imagery for marketing purposes, we can create 3D models and produce realistic looking views of the space.
8. PROTOTYPE DEVELOPMENT
Looking to take your existing restaurant and rolling out multiple future locations, perhaps across the country where you may be hiring local architects to develop the Permit Documents but you want the Brand consistency? Looking to franchise? We can work with you to develop a prototype, including a typical floor plan, selection of all finishes, light fixtures and furniture and create design standards that can be rolled out to different locations.
